Prospect Lefferts Townhouse 2

BHA helped a sister-brother duo lovingly restore, update and furnish their childhood home, a townhouse in Brooklyn’s Prospect-Lefferts Gardens Historic District. The project goal was to optimize the space for hosting family and friends –maximizing light, and seamlessly integrating any new renovations with the original detail of the home –while modernizing all of the building’s systems.

The reconfigured parlor floor is now the perfect space for family gatherings– the existing living room flows into a new dining room and airy kitchen, which was moved up from the Garden floor. In the kitchen, tin ceilings and salvaged moulding complement the deep blue custom cabinets and granite counters, while original wood doors, restored by the clients’ father, hide the refrigerator and pantry. The rich space is flooded with light from new large casement windows and Patio doors, and a new deck with steps leads down to the yard below. A powder room and coat closet tucked discretely off the stair hall provide maximum functionality.

Additional layout tweaks on the 2nd and garden floors afford the family plenty of space to spread out and relax.  On the garden floor, a new primary suite and Library, drenched in deep green and decorated with a restored stained glass skylight (salvaged from the roof work) make a cozy getaway with garden views. The top floor hosts a second, vibrant, primary suite with a sky-lit bath, as well as a guest room and guest bath. Custom closets, integrating original cabinetry, provide ample storage space throughout.

The renovation also increased the home’s usable living space by approximately 1500sf –adding an expansive roof deck with fireplace on top, and amenities to the cellar including a day-lit laundry room, media room, Finish sauna and an exercise room.

Lastly BHA worked hand-in-hand with the owners in decorating their revived family home; Reupholstering and refinishing many pieces of treasured family furniture, and incorporating heirloom art pieces collected by their family over time, while complimenting the old with new –selecting furnishing, custom drapery and finishes that reflected the owners love of pattern and color throughout.
